TERMS AND CONDITIONS OF USE – PIXEL LIVING COLIVING

General Information

Welcome to Pixel Living SAS. These terms and conditions regulate access to and use of coliving services offered by Pixel Living in Bogotá, Colombia. By booking, paying, or signing a contract with us, you accept these terms in their entirety, regardless of your nationality or country of residence.

• Studio apartment reservations can be made through our official channels (website, email, WhatsApp, or in person).
• The reservation will only be confirmed with advance payment and signing of required documents (Lease Agreement, Supplementary Agreement, and Common Areas Regulations).
• Pixel Living SAS may request identity documents or background checks, and reserves the right of admission.

3. Minimum Stay and Occupancy

• The minimum stay is one (1) month. Shorter stays will not be accepted.
• Subletting, assignment, or transfer of usage rights is not permitted without written authorization from Pixel Living SAS.
• Only persons authorized in the contract may occupy the studio apartment.
• For foreign citizens, it is mandatory to present a valid passport and, if applicable, visa or residence permit in Colombia.

4. Use of Common Areas and Services

• The use of common areas is regulated by the Common Areas Regulations, which are mandatory to comply with.
• Access may be restricted for maintenance, sanctions, or security reasons.
• Residents must respect internal rules, schedules, and rights of other users.

5. Prohibitions

• Smoking, vaping, or consuming psychoactive substances is prohibited in any part of the building, except in the pet zone (Pet Zone), where smoking is allowed without affecting third parties.
• Illegal activities, sexual exploitation of minors, or use of the property for commercial or tourist purposes like Airbnb are not permitted.
• Exotic pets or species prohibited by Colombian law are not accepted.

6. Payment and Deposit

• Payment of rent and additional services is made according to the contract agreement.
• The deposit is exclusively to cover damages, furniture, fixtures, or debts and cannot be applied to rent payment.

7. Sanctions and Termination

• Failure to comply with these terms, the contract, or common area regulations may result in sanctions, service suspension, financial penalties, or immediate contract termination.
• Sanctions and procedures are detailed in contractual documents and internal regulations.

8. Data Protection and Privacy

• Pixel Living SAS processes personal data in accordance with Colombia's Law 1581 of 2012 and international data protection regulations (GDPR for European Union citizens, when applicable).
• The privacy policy is available on our website and can be requested at any time.
• By using our services, you authorize the collection, storage, and use of your personal data for contractual and administrative purposes.

9. Changes to Terms and Conditions

• Pixel Living SAS may update these terms and conditions at any time. The current version will be the one published on the website at the time of booking or contract renewal.

10. Jurisdiction and Applicable Law

• These terms and conditions are governed by Colombian legislation.
• For international users, any dispute will be resolved before competent authorities in Bogotá, Colombia, without prejudice to the legislation of the resident's country of origin if applicable.

11. Digital Acceptance

By booking, paying, digitally signing, or entering as a resident at Pixel Living, you declare that you have read, understood, and accepted these Terms and Conditions, as well as the contractual documents and attached regulations.
